Important information - Upcoming maintenance: The CII will be undertaking work on our IT systems throughout the entire weekend of 12-14 October, as part of our strategy to better support our members and customers. The work will mean that during this time there will be no access to the CII/PFS/SMP websites and learners will be unable to take exams, access RevisionMate, or make purchases on these days. We have spoken to all those who have booked to sit an exam on these days to advise them of what action they need to take. We apologise for any inconvenience caused.

The qualification benchmark for mortgage advisers

The level 3 Certificate in Mortgage Advice meets the FCA’s qualification requirements for mortgage advisers. It develops an understanding of the sector and the mortgage process, enabling advisers to meet individual client needs.

Successful completion of the Certificate allows CII/PFS members who are also members of the CII’s Society of Mortgage Professionals to use the designation Cert CII (MP). Continuing Professional Development requirements apply.

  • Those seeking to give mortgage advice
  • Anyone currently working in a non-advisory role in the mortgage market such as technical consultants or those in support roles looking to progress

Before studying, check to see whether any of your previous academic qualifications or credits from other professional bodies and institutes can be carried towards completion of the Certificate.

Specific study time guidelines are provided for each unit on its webpage and in the CII qualifications brochure. The notional Ofqual ‘Total Qualification Time’ for this qualification is 160 hours. This represents the time a student might typically take to complete the qualification.

Qualification units are delivered through purchasing an Enrolment, equipping you with the essential materials to support core learning. For a single fee, an Enrolment typically includes: study text, assessment and access to RevisionMate, our online study tool.

We also offer additional revision aids through purchasing Enrolment plus for most key units. These range from Key fact booklets and Question packs, to Learn online tutorials.

Due to the extent of syllabus overlap, certain combinations of current and withdrawn units will result in only one award of credits.

If a withdrawn equivalent is held you may not need to complete a current unit in order to satisfy a qualification's completion rules. Clarification should always be sought from CII Customer Service.

Core units

The Certificate comprises two core units from a choice of three, providing a total of at least 35 credits on successful completion. There is no prescribed order in which units must be taken, but it is strongly recommended that you sit the required core unit first (R01 or CF1) as these provide foundation knowledge upon which the others build.
