Equity release: an opportunity with pitfalls
Actuaries estimate that the total value of property in the UK is around £3.3 trillion and that around £1.1 trillion of the housing wealth is owned by people aged over 65. Research undertaken by the Council of Mortgage Lenders (CML) and the Hanover Housing Association in 2004 highlighted that a growing number of people are aware of equity release schemes and accept the fact that some equity may have to be used to fund retirement. It is predicted by the CML that lending will be around £2bn a year over the next five years. But, as Jonathan Wilkey suggests, if more major providers continue to enter the market and public confidence in equity release improves, the market could expand to £5bn a year, as some experts predict
